Victorian and Edwardian terraces make lovely homes, but they are not always easy on sofas. The front room is often narrower than it looks, the bay window takes a bite out of one wall, the chimney breast takes another, and the sofa has to get past a tight front door and a hallway that turns straight into the stairs. The short answer: measure the way in before you measure the room, pick depth before width, and do not assume a corner sofa is out. Here is how to work it through.
We are based in Bristol, where these houses are everywhere, but the same layouts turn up in terraced streets across the country, and the advice works wherever your terrace is.
Start at the front door, not in the front room
In most terraces the tricky part is not the living room. It is the route to it. Before you fall for a sofa, walk the path it will take and write down:
- The front door opening, measured with the door fully open. Hinges and letterbox cages can take a few centimetres off.
- The hallway width at its narrowest point, which is often where a radiator, a coat hook or the bottom of the stairs sticks out.
- The turn into the front room. In many terraces the living room door sits just inside the hall, so the sofa has to come through the front door and turn almost straight away.
- The living room doorway itself, again with the door open.
Then compare those numbers with the sofa's depth and height, not just its length. A sofa is usually carried in on its end or its back, so the depth is often the figure that has to clear the doorway. That is why we list depth and height on every product page where we have them.
Depth is the number that decides a small front room
Terrace front rooms are often a reasonable width but short from front to back once the bay is taken into account. A deep sofa eats the walkway between the sofa and the fireplace or TV. As a rough guide, try to keep a clear path of around 60 to 70 cm in front of the sofa so the room still works as a way through.
Two of our more compact options, with measurements taken from our own product data:
- Harley Jumbo Sofa Grey 2 Seater: 145 cm wide, 87 cm deep, 80 cm high, in a jumbo cord fabric. £498.
- Paris Sofa 2 Seater: 177 cm wide, 87 cm deep, 79 cm high. £598.
Both sit at 87 cm deep, which leaves more floor in front of them than a sofa that runs to a metre. Our 2 seater sofas run from around £400 to £1,300.

What to do with the bay window
A few approaches that tend to work:
Leave the bay clear
Putting the sofa against the wall opposite the fireplace, facing across the room, keeps the bay free for light, a plant or a small chair. In a narrow front room this is often the simplest layout.
Float the sofa with its back to the bay
If the room is deep enough, a sofa with its back to the window, facing the fireplace, gives you the natural focal point without blocking the walkway. Check the back height: a lower back keeps more of the window visible from the rest of the room. The Harley and Paris 2 seaters above are both around 80 cm high.
Use the bay for an armchair
An armchair in the bay makes a reading spot and adds a seat without adding width along the main wall. The Paris Sofa Armchair is 110 cm wide and 87 cm deep, at £498, and matches the Paris 2 seater. Our armchairs are worth a look if you already own the sofa.
What rarely works is trying to fit a straight sofa into the curve of the bay itself. The angled walls mean it either sits proud of the window or blocks part of it.
Through-lounges and knocked-through rooms
Many terraces have had the front and back rooms opened up into one long room. That changes the question completely. You now have a long, narrow space, often with the chimney breast in the middle of one side, and a corner sofa can be exactly the right shape to divide the sitting end from the dining end.
The thing to check is the short side. A corner sofa's return (Length 2 on our product pages) has to fit without blocking the route from the front of the room to the back. For example:
- Harley Jumbo Sofa Grey Left Hand Facing Corner: 212 cm by 164 cm, 87 cm deep. £898.
- Moscow Sofabed Universal Corner: 236 cm by 159 cm, 97 cm deep, with a 200 x 118 cm sleeping area. £898.
The Harley corner is fixed on one side, so it is worth being sure which way round you need it. The Moscow is a universal corner, so the corner can go on either side. If you are not sure what that means, our guide to how a universal corner works explains it.

A quick guide by room
| Your room | What tends to suit it | What to measure first |
|---|---|---|
| Small front room with a bay | A 2 seater on the wall facing the fireplace, armchair in the bay | Depth of the room once the bay is subtracted |
| Knocked-through lounge | A corner sofa dividing sitting from dining | The return length against the walkway |
| Back room used as the main living room | A 3 seater or corner, depending on the door position | Where the door swings, and the route from the kitchen |
If you have a clear space and a clear route in, our size finder will show you what fits your measurements, and our corner sofas are worth a look for the larger rooms.
Stairs, parking and delivery day
If the sofa is going upstairs, perhaps into a first-floor sitting room or a loft conversion, measure the stairs as well: the width, the headroom at the top and any turn on a landing. Our team of two carries the sofa to the room of your choice and sets it up, so the route needs to work for the sofa, not just for people.
Tight parking or a steep street is not a reason not to order, but mention it when you agree your delivery day with us. You get a text the day before with an approximate time and live tracking on the day, and you can inspect the sofa before you sign. Delivery is in 5 to 14 days, usually within a week, and it is free on orders of £499 or more (£49 below that).
Questions we get about terraced houses
Can I get a corner sofa into a terrace?
Often, but it depends on the sofa and the route. Send us your door, hall and room measurements with the sofa you like, and we will talk it through before you order.
Is a 2 seater too small for a family?
In a narrow front room, a 2 seater plus an armchair can seat three comfortably and still leave a walkway, which a long 3 seater sometimes cannot.
Do you only deliver in Bristol?
No. We deliver across most of the UK and Northern Ireland, with a few areas excepted, and there is a postcode checker on every sofa page. If you are local, our Bristol delivery page has more on how it works around BS postcodes.
Browse our 2 seater sofas for the smaller front rooms, or send a photo of your room and your measurements on WhatsApp on 07418 613890 and we will help you narrow it down. Every sofa comes with a 12 month guarantee.
